Q. What is the procedure to get my house listed?
A. Just call 502-895-0100 to set up a listing appointment. A Sentry Agent will come to your home and give you a Broker Price Opinion, offer tips for staging, if needed, fill out listing documents with you and give you a yard sign. The Agent will help you with any questions you may have and also have a Supra Lock Box if you need one. After the meeting, you will be in the MLS within 48 hours.
Q. How long can I have my house listed on MLS?
A. You can list your house up to 12 months when you sign with Sentry Realty.
Q. Can I terminate my agreement with Sentry Realty LC at any time?
A. Yes, you are under no obligation to keep your listing with Sentry Realty LC and can terminate your listing at any time.
Q. What if I feel confident completing the paperwork and simply want exposure on the MLS and Internet?

Q. How does my house get on the Internet?
A. Realtor.com, Zillow.com, plus all websites that have the complete MLS listings will pick up your listing from MLS and advertise your home automatically. Also many local Realtor® web sites will pick up your listing after it is listed in the MLS.
Q. What do I do when a Realtor® calls?
A. Answer any questions the Realtor® may have about your home and set an appointment for a convenient time to show your home. It is best to not be present when the Realtor® is showing your home so the buyer will be at ease and will spend as much time as needed to decide if your home is the one. You can meet the Realtor® and the buyer and then leave, or you can have Sentry Realty put a Supra lock box at your home so all Realtors® can gain access with your approval to enter your home. If the buyer decides to buy your home, the Realtor® will write the contract and present the sales agreement to Sentry Realty, LC..
Q. Does the Supra lock box cost extra?
A. Yes, the lock box rental is $25.00 plus a $75.00 refundable deposit for the duration of your listing (up to 12 months).
Q. How many Real Estate Agents will have access to my listing?
A. About 4,000 local Real Estate Agents will have access to your listing. In addition, your listing will have national and international exposure on the Internet.
Q. Will I owe a commission if I sell to someone who does not have a Realtor®?
A. No. You pay only the $500.00 listing fee. Any additional fees will be incurred only if you need extra services and request them.
Q. What commissions will I pay at closing if the Buyer is represented by a Realtor®?
A. You will pay a 3% commission of your sale price to the Buyer's Broker and you will pay a $500.00 closing fee to Sentry Realty LC.
Q. What do I do if someone wants to buy my home and does not have a Realtor®?
A. Sentry Realty will provide you with a standard fill-in-the-blank sales contract to complete with your Buyer. In the event you need further assistance with the sales agreement, Sentry Realty LC can write the sales agreement for an additional fee or give you names of real estate attorneys you can contact to write your sales agreement.
Q. How do I determine if I’m a good candidate for Sentry Internet Express?
A. You are a good candidate for Sentry Internet Express if:
1. You are comfortable conducting business over the Internet.
2. You feel confident pricing your home yourself.
3. You feel confident completing the required paperwork yourself, using our step by step instructions.
4. You prefer working at your own pace, on your own schedule, rather than arranging an in-person meeting.
Q. How much paperwork is there?
A. Sentry Realty provides the usual forms and contracts required when selling a house, including disclosures and agreements. All the forms are provided and fully explained with step-by-step instructions.
Q. How can I be assured I am dealing with a reputable company?
A. Good question!

Q. What if I opt for Sentry Internet Express but change my mind?
A. No problem! Sentry Internet Express is Risk-Free!
You simply pay the additional $105 to upgrade to our complete service, Sentry 500. Since $500 is the amount you would have paid anyway for Sentry 500, you have nothing to lose by trying Sentry Internet Express.
Q. What is a Supra Lock Box? Do I need one?
A. The Supra Lock Box has become a reliable asset when selling a home. It affords Realtors® access to your home when you’re not there, yet keeps your house key secure. While the Supra Lock Box is not necessary, it can be a valuable marketing tool, and costs you only $25.00.*
*Sentry Realty provides a Supra Lock Box for the duration of your listing (up to 12 months) for a $25.00 Rental plus a $75.00 Refundable Deposit.
Q. If I choose to use a Supra Lock Box, how do I get my house key to Sentry Realty?
A. Since only licensed Realtors® have access to the Supra Lock Box, Sentry Realty must place your key inside for you.
Options include:
Mail or drop off the key to Sentry Realty.Place the key in a secure location from which we can retrieve it when dropping off your sign.Leave the key with a neighbor.Arrange to be at home when Sentry drops off your yard sign.
